INITIAL CONTACT
The project normally starts with an informal visit to the site. This allows for a general discussion of the client's initial thoughts and brief. We may present a portfolio of previous work and will talk through the various options for progressing the scheme.

CONCEPT DESIGN
From the initial meeting, we normally quote for the concept design and dimensional survey. We always try to work up a number of design options, to ensure the 'best fit' for the client's budget and aspirations. We feel it is important not to impose our taste on our clients and we often ask clients to offer up a 'scrapbook' of reference images that convey their preferences in order to aid communication.

SCHEME DESIGN
Once the concepts have been discussed, a design strategy and budget is agreed, a more detailed proposal is drawn up. The project, where appropriate, may be modelled on the computer to ensure a fuller understanding of the project's three dimensional qualities [including for example the effect of the sun path]. If required, a planning application is submitted to the local authority for permission to build in principle, and where required we work closely with local planning consultants who can provide an additional level of expertise.

DETAIL DESIGN
It may be a requirement for the client to appoint other consultants such as a Structural Engineer, Party Wall Surveyor or Quantity Surveyor at this stage. We may present various material samples and develop an efficient design which works well at all levels. The project is then developed from the scheme design in technical detail. A submission is made to Building Control for approval to build and to ensure that Building Regulation requirements are met.

PRICING
We work with many different types and sizes of builders and will normally ask for a number of quotations based on a schedule of works. We use current scheduling software and analyse all quotes to make sure that these are on a ‘like for like’ basis. We will either work with a builder that the client knows or we can assist by offering up contractors for consideration.

CONSTRUCTION
Once a price has been agreed, we set up a standard form of building contract between the client and the building contractor. We then work with the builder to ensure that the quality of the construction meets the required specification. We take particular care when dealing with the day to day site issues to maintain cost control and design quality and this often involves continuing close consultation with the client.

FOLLOW UP
After a defined period of time, usually 6 months, we revisit the project to check for any problems that may have occurred.

Whilst we can manage the whole design and construction process for clients - for small domestic projects like loft conversions and extensions for example, the full range of architectural services may be, broken down into individual components or work stages; from initial ideas and sketches, through to detailed design and project management; this enables a client to pick and choose the level of services that suit them and their project and know exactly what they will be paying for.
